Please keep in mind that I am a private landlord without the staff and resources to set up an individual showing for everyone that wants to see the house. Therefore I use open houses in order to meet demand. Open house showings will be Sundays beginning @ 1 pm and Thursdays beginning @ 5 pm. THESE ARE INVITE ONLY OPEN HOUSES. Tenant responsible for all utilities (gas, water and electric) and grounds. Dogs permitted but cats are not; other animals at landlords discretion - up to 2 dogs generally ok but they cannot have a human biting history ($25 one time fee and $25 per month per animal). First month, security deposit (same as first month) and signed lease required for possession. Application looks at income (minimum 3x rent), credit score (no minimum since part of a comprehensive applicant score), rental history (12+ months at current residence - no evictions), employment history (6+ months continuous work history) and criminal background (no violent felonies or applicable crimes). Application fee of $40 per adult resident which is refunded if we enter into a lease or you are approved but the house becomes unavailable before you have a reasonable chance to rent the home.
