    I will have my property at 1627 N 5th Street just across the street from the Grand Junction High School available for rent starting July 1st. This home features extremely close proximity to CMU and the hospital, as well as merely a block away from Sherwood Park. Perfect for nurses, college students or a large family. This home has a full kitchen (with all new appliances), full bathroom, 3 large bedrooms and a living room with fireplace upstairs, and a full kitchen, full bathroom and 3 bedrooms in the basement. I am renting this home as either two separate 3 bedroom units, or a full 6 bedroom home. If a 2 unit configuration is done, they can be completely separated with separate exterior enterances. I am flexible with how the home will be rented, so if you're interested in either one unit or the whole home, feel free to reach out either way. The home has forced air heating and cooling which works very well, and has separate washer/dryer laundary facilities on both levels. The furnace/hot water heater are on the basement level and the air conditioning unit is located in the back of the home outside (Carrier brand unit...just serviced). I will not be using a property management company as I live locally in Grand Junction just a mile away from the property. In the event of any issues with the home, I vow to be available and make repairs promptly as needed. The basement has new carpet and the home has a new roof. The hardwood floors upstairs are in decent conditon as well. I will allow smaller pets upstairs (cats or dogs) up to a max of 2 animals (less than 30 pounds per pet). In the basement, I will allow cats only due to the newer carpet; 2 cats maximum. This brings a total maximum pets allowed in the home to 4 animals. Responsible pet mangement is required by the tenants. The rent is somewhat negociable based on the number of people interested in renting the place. For full occupancy, I am asking $500 per bedroom for the upstairs, and $450 per bedroom for the basement, plus energy and internet (electric and gas). I will cover water/sewer and trash collection utilities. Lease options will include either two leases (one per floor level) or one lease (for the home as a whole) in 6 or 12 month intervals, with the option to renew on a month-month basis if 12 month period is selected. One person will need to be the primary responsible person for each lease, with any roommates desired also written on the lease. The primary responsible leaseholder will send rent payments via electronic means. There is a long 2 car width driveway with room for 6 cars currently, with room for a few more cars on the street. There is a covered carport and locking storage area as part of the carport that will be usable for tenants. There is a large fully fenced backyard with fire pit and plenty of space for BBQs, gatherings etc. Important note...I will be conducting a series of improvements to the home over the next 2 weeks that include the following, which are not going to be shown in these photos below, but I can provide updated photos if requested by perspective tenants. 1. Code compliant egress windows with window wells will be added to the basement bedrooms. This will also double to bring in more light to the basement bedrooms. 2. Code compliant vinyl windows will replace all the upstairs bedroom and bathroom windows for proper egress capability, and a more modern look (these are scheduled to be installed in August...12 week lead times were required for these). 3. The basement bathroom is going to be completely remodeled to include a larger stand-up shower stall with new tile and glass shower door, new tile floor, new vanity, new locking door, and new vent fan. 4. A microwave will be added to the basement kitchen to make it a complete kitchen. 5. The hot water heater will be replaced with a larger tank to prevent hot water from running out. 6. Locking doorknobs will replace all six bedroom doors, with separate keys for additional security and privacy. 7. The driveway will be widened to a 3 car width at some point this year (once I can find a local contractor to pour concrete for a residential home...harder than I expected). 8. Property boundary fencing will be updated throughout the remainder of this year to add some additional privacy. Again, this will be available July 1st. Feel free to reach out to me if interested! As a prospective landlord, I vow to provide a quality housing service, and will treat tenants with respect, believing this makes for a healthier landlord/tenant relationship. Off street parking in large driveway, or on street. Room for at least 6 cars. Dogs only allowed upstairs, under 30 pounds each. Cats allowed either upstairs or downstairs. 2 animals per floor max. Exotic pets in cages allowed. Tenants responsible for energy and internet utilities. Landlord will cover water/sewage and trash collection. No smoking of any kind at anytime inside the house. Laundary units available on both levels. Damage deposit of $2500 plus first months rent due at signing. One responsible person per lease to pay full rent, with any roommates to be named on lease. Leases available on a per level basis (Unit 1 on main level and Unit 2 on basement level) or a single lease for entire home. 12 month terms preferred. Tenants responsible for pets, and keeping the home clean. Outdoor footwear not to be worn inside the home. Visitors allowed for periods of time not more than 48 hours at a time. Gatherings allowed, as long as cleanlieness is reasonable. No property management company used, proof of income, or lease guarantor required though for primary leaseholder.
