1. Term of Lease
This lease shall begin on the agreed upon date and last for one (1) year.
2. Monthly Rent
Tenant agrees to pay Landlord $3,375.00 per month, due on the 1st day of each month. Payments shall be made by check, electronic transfer, or other agreed-upon method.
3. Security Deposit
Tenant shall pay a security deposit in the amount of $3,375.00 before occupying the premises. The security deposit will be held to cover damages beyond normal wear and tear and may not be used as last month's rent.
4. Late Fees
If rent is not received within five (5) days of the due date, Tenant agrees to pay a late fee of $100.00 plus $10.00 per day thereafter until paid in full (unless discussed otherwise).
5. Utilities

Tenant agrees to maintain the property in clean and good condition and to promptly notify Landlord of any maintenance issues. Landlord shall be responsible for major repairs not caused by Tenant neglect or misuse.
Tenant is responsible for the regular upkeep of the front and backyard, including watering, mowing, and maintaining the lawn and landscaping in a healthy condition.
Tenant shall not tamper with, adjust, or alter the property's irrigation system. Any damage to the irrigation system or landscaping, including grass, shrubs, or trees, resulting from Tenant's neglect, misuse, or unauthorized adjustments shall be the Tenant's financial responsibility to repair or replace.
10. Alterations
Tenant shall not make alterations, additions, or improvements to the premises without prior written consent of the Landlord.
11. Right of Entry
Landlord may enter the premises for inspection, repairs, or showings with at least 24 hours' notice, or immediately in the event of an emergency.
12. Termination
Upon lease termination, Tenant shall return the premises in clean and good condition, subject to normal wear and tear. Any damage or cleaning fees may be deducted from the security deposit.
13. Governing Law
This lease shall be governed by the laws of the State of Colorado.
