Rent is due on the 1st of each month. A grace period of 5 calendar days is provided any payment received after the 5th will incur a late fee of $50 (or 5% of monthly rent, whichever is greater). Payments must be made via the method specified in the lease agreement (e.g., Zillow Rental Manager, direct deposit, or certified check). Returned or bounced payments will be subject to an additional $25 processing fee. This lease requires a minimum 12-month commitment. If the tenant wishes to terminate the lease early, they must provide a minimum of 60 days' written notice and pay an early termination fee equal to 2 months' rent. The tenant remains responsible for rent through the earlier of: (a) the end of the 60-day notice period, or (b) the date a replacement tenant begins occupancy. The security deposit will not be applied toward the early termination fee or any outstanding rent.
