This home is designed for everyday living with a touch of luxury The renter will be responsible for paying the gas, electric and water bills. Proof of utility setup must be provided prior to move-in. Lawn care may be handled personally or for an additional $45 per month, which covers mowing every other week. Smoking is strictly prohibited inside the residence. A minimum lease term of one year is required. During the summer months, the lawn must be watered at least three times per week. Tenants must comply with all HOA regulations; any violations resulting in fines will be the renter's responsibility.Renewal options may be discussed 60 days prior to lease expiration. Monthly Rent: $3500, due on the 1st of each month. Rent is considered late after the 3rd day of the month. A $50 late fee will apply, plus $30 per day thereafter until paid in full. Acceptable payment methods include: electronic transfer, certified check, or money order (no cash) A security deposit of $3500 is required prior to move-in. The deposit will be used for damages beyond normal wear and tear, unpaid rent, or HOA fines. The deposit will be returned within 30 days of lease termination, provided all terms are met and the property is left in good condition. Tenant must promptly notify landlord of any needed repairs. Tenant is responsible for minor maintenance (e.g., changing air filters, light bulbs, unclogging drains). Landlord is responsible for major repairs due to normal wear and tear (e.g., HVAC, plumbing leaks, roofing). Tenant shall not make alterations or improvements without written consent. Tenant may not sublet, assign, or transfer the lease without written permission from the landlord. Termination & Move-Out Tenant must provide at least 30 days' written notice prior to moving out. Property must be cleaned and returned in original condition (excluding normal wear). All keys, remotes, and access devices must be returned upon move-out. This lease agreement shall be governed by the laws of the State of TX
