Saving ALL of that benefits you the buyer...not me...except that i sell the property with good conscience! OR, consider your 7-10% savings as immediate equity! Either way, the buyer wins! If you should still wish to use your realtor in this purchase, then just add $6,000 to the total to accommodate brokerage's fees. Approximately $202,000 is still well below the market value. As a matter of interest, by its own admission this site reveals that its approximation of value is 7.5 % away from actual closed selling prices nationally. Said pricing has normally been on the low side of market values, local realtors will concur. I'm sorry, but I am in no position to consider any "carry back" option. Thanks for viewing!
