*Guests are welcome during the day; Weekdays 10 AM 10 PM and Weekends 11 am - 11:30 pm, but overnight stays are not permitted. (Special accommodations concerning this may be taken into consideration.)
*All Smoking must be done outside.
*There is a pet fee. It is $50 a month.
*The landlord has a three-strike rule in regards to tenant eviction. If the tenant displays habitual behaviours that disrupt peaceful living conditions (hostile, breaking house rules, not paying rent, etc), then the landlord reserves the right to issue a strike. The tenant will receive an email informing them of the incident. After 3 strikes, the landlord holds the right to issue an eviction notice, which gives the Tenant 30 days to vacate the premises.
*3 rooms in the house are off-limits. The master bedroom, the office, and the basement. Any unpermitted entry into any of those rooms counts as a strike and has some financial consequence; The first offense is a $300 fine and counts as a strike. A second offense is 500, and a third offense would be an eviction notice.
