If you apply online, copies must be emailed or mailed within one day of submitting application. 3. Current or past renters need six months of verifiable residence history from a landlord. 4. First time renters are required to be first and last month's rent, plus a security deposit equal to one month's rent. Alternative: qualified co-signer. 5. Any of the following may result in denial: a. Eviction in the past. b. Rental history reflecting any unpaid past due rent. c. Rental history reflecting one or more evictions or unlawful detainer action. Any within last five (5) years will result in a denial. d. Rental history showing unpaid damage.
