Proof of gross income must be 3 times the yearly rent.The preference is to submit rent via ZELLE. Other methods are acceptable. Tenant must keep rental clean. Tenant must report any change in appliances asap. Any damage to the property, done while residing in the rental will be expected to be repaired & paid for by the tenant with repair person chosen by the landlord. All wall hangings must be attached by Command strips if weight allows. Nothing can be attached in a permanent fashion. Flat screen TV's may only be set in stands, not attached to walls. All windows are covered in blinds. No curtain rods are allowed to be attached. Spring rods are allowed. Landlord changes HVAC filters monthly. Any light bulb changes requiring a ladder are changed by the landlord. I request that you test smoke alarms on the same day weekly for the safety of all. Mandeville Noise Ordinance will be provided & must be followed. No tub mats may be left in bathtubs after use. There is a less tub destroying method that I share. Fireplace usage is not allowed unless you pay for the inspection & cleaning if necessary on a yearly basis with a provided receipt. One designated parking space / condo. There are guest parking spots.Response to communication is imperative & you choose email or text. Absolutely no smoking of any substance inside the condo.
