3 Bedroom, 2 Bath brick and vinyl sided ranch home on 56.2 acres. Metal roof, central air conditioning, wood burning fireplace insert, and Central Boiler outdoor wood furnace. Large barn, one 4-bay shed used for storage of round bales and other items with an attached garage bay that can house a vehicle with some work but makes a great workshop, one smaller shed housing a travel trailer on block piers that can be removed or sold with the property. Travel trailer has propane hook-up and electric. The property also features a partially underground 9x12 block cellar for storing canned good and produce as well as being a storm shelter. Three gardens; two are no-till for general crops, and the smallest is all strawberries and asparagus. 100 yard shooting range with covered bench, could be extended with brush clearing. Several fruit trees, blackberries, elderberries, grapes and a large patch of ramps. There are persimmon trees as well as hazelnut, heart nut, and black walnut. There is a small pond that needs an excavator taken in to clean out sediment. Rain catchment/cistern for house water. Property is currently a small but functional cattle farm with about half of the acreage being cleared for pasture and about half of that pasture is fenced. Finish the fencing and start expanding the operation. Livestock and some equipment can also be included with the property if so desired. There are chickens on the property as well. There is a 12x60 construction trailer on block piers for storage or could be set up to live in with a little work and would need the utilities installed. Plenty of trees to be harvested for firewood and a local tree service also drops wood occasionally so there is no shortage of wood available. New A/C unit and water heater. Three minutes to I-77, 10 minutes to Parkersburg, 12 minutes to Marietta. There is a small cemetery on the property dating back to the mid 1800s. Three stock tanks on the property but only one still functional from spring/ground water source. The other will need work to restore water to them or a line ran so water could be hauled. We are always working and making improvements and clearing out clutter. Sold As-is. No showings without an appointment and proof of funds/financing, we value our time and privacy. Dogs on premises, do not arrive unannounced. We are about 1/2 mile from the nearest main road with 1/4 mile of that being our private driveway. 4x4 or AWD required for winter and helpful year-round. New owners can take possession up to up to 60 days after closing, we will need time to pack and move. Email contact is preferred but text works as well. Typically can not answer my phone due to work so leave voice message if needed. Thank you!

What the owner loves about this home
We love this place because it is close to town but still far enough to be secluded and out in the countryside. We love that it affords us a more independent and self-sufficient lifestyle. Great whitetail deer traffic through the area as well as turkey and plenty of squirrels. Peaceful, quiet, and the ability to be self-sufficient. We have great neighbors who share our desire for privacy and self-sufficiency. The closest neighbor is 1/4 mile away.
