My opinion follows: Note that Zillow estimates have no known method to calculate 2 kitchens so what the Zestimate shows is likely 8,000 less than the actual value. It's an income producing place and that's also not in the Zestimate. The in-law apartment has its own laundry room, private entrance, and sound insulation in the walls and ceiling, but that's also not in the Zestimate. The Zestimate is based on homes that have sold in the last 6 months and ignores that several homes on the street that have sold longer than 6 months ago have sold for over $95/sqft and their prices have continued to rise since then. Next door homes have a Zestimate of $269K and $295K, and those homes have fewer amenities and older features as this one. The $14,000 roof is brand new and didn’t effect the Zestimate any. Zillow also seems to pester me weekly to sell this to them or their agents and so seems to have lowered the Zestimate by 8 percent whereas the rest of the neighbors have risen 8 percent (for a 16% difference) so the Zestimate (in my opinion) appears to be fabricated downward to pressure me to sell at a cut rate. Although this home is listed for sale by owner as others on this site are it doesn't show up on the Zillow map, which further strengthens my opinion that Zillow has designed downward pressure on me by withholding information from interested buyers perhaps to get me to sell at a cut-rate. At this home's price/sqft compared to most homes sold in this neighborhood it's probably the best value on the block. As one of the most sought after neighborhoods in Harrison this home's location combined with the income producing in-law apartment are an ideal combination for affordability and living standards. There’s also no HOA fee. The underground power lines eliminate unsightly poles and wires. Natural gas is the most efficient way to heat the home and water, and this home has a fireplace and hallway heater that are non-vented, which is a more effective heating solution than a central furnace. Furthermore the basement shop area is preconfigured for a pellet stove.
