The Fence around the house is about 100% complete and is in process to be completed. No Smoking inside the house. Proper Trained Pets are welcome inside the house.Otherwise they will have to live outside. Renter is responsible for the utility bills. Renter is responsible for overall hygiene and maintenance including plant/ tree, care. Plumbing,Electrical and or network technical difficulties or natural malfunctions may or may not be covered by the owner. Case by case instance. We'd like to run a short background check on potential tenants. We'd like to see a steady income history. We'd like a contract signed agreeing to the rental policy. We'd like the renter to have renters insurance. 1 year contracts end exactly in the year. If there were to be an extension scenario, the request MUST be presented 4 months prior to the year ending. Otherwise- no exception- we will have to close the contract still at the Year mark. Renter must be out of the house by the last day of the contract. Renter is responsible for the utility bills. The Full Deposit will be returned if the House is to be returned in close to exactly how house was handed off. Normal wear and tear of things is totally understandable. House doesn't smell like smoke. deposit will be used to cover any property damages if there are any. a quick physical house "check-list" every 6 months to make sure things are still operating smoothy. Broken appliances or any property damage done will require a quick investigation to determine who is responsible for the fix and the severity of the damages and what it takes to fix. Parking a car/truck on the slab of cement in front of the house must require proper motor liquid leak check. If vehicle is leaking any type of motor oil /staining liquids- then vehicle must park in the back parking lot area. No 18 wheeler or over a ton vehicle permitted to park in the front of the house. Any construction or home improvements, modifications wanting to be done by Tenant will need Owner permission and written agreement. Any construction or home improvement wanting to be done by owner will be coordinated with renter. Any modifications that need to be done to the contract will be expressed to the renter. Application will need to be filled out
