Owner pays water, sewer, property taxes, homeowners insurance, HOA owner's fee. Owner is willing to handle lawn care as well, if tenant does not wish to use their own lawn care person. But if tenant uses their own lawn care person, then tenant must also pay for it themselves. (Currently, owner pays his lawn care person $35 each mow, with mowing done every other week during the spring/summer/fall.) Tenant must pay electricity, gas, internet/phone and trash pickup on a monthly basis. Owner prefers that these utilities accounts be in the tenant's name, but owner is willing to keep utilities in his name and have the tenant pay utilities to him each month.
