Contemporary farmhouse-style home on 3 levels, on 8 mostly wooded acres, located on a private dirt road about a 10 minute walk from the Bookmill and Montague town center. 3 large bedrooms and 3 full baths (one with a stall shower and no tub) . The private road serves 13 houses, all on large wooded lots, and is maintained and plowed by a road association we all contribute to. No street lights, no traffic, and lovely dark skies at night for stargazing. There is propane-fired hot water baseboard heating on the top 2 floors plus radiant floor heating on the ground floor. Propane tank is privately owned by us. There is heat exchange fresh air system. The house is placed so that the southern exposure faces directly south towards Mt Toby in Leverett, and as a result we have plentiful bright sunlight pouring in those southern windows in winter. Conversely, in summer, due to the angle of the sun and the oversized eaves, very little direct sun comes through. There are 2 tent platforms under the trees near the house, and there is an outdoor shower with hot and cold water. There are 5 raised beds close to the rear deck plus a large, 2-tiered planting bed for flowers and veggies a few steps away. There is electrical service on the side of the house for an outdoor hot tub. The ground floor is one large bedroom/office/studio, a small shop I used for woodworking and tool storage, a mechanical room, a full bathroom with stall shower, washer/gas dryer, and an additional laundry/clean-up sink. It has its own french door entry from the front drive. First floor is entry/mud room, full pantry, kitchen/living room, sitting room, and full bath. Top floor is two bedrooms, one with attic loft above, hallway with window seat, small private tub room with claw foot tub, and a full bath with large walk-in shower. Both bedrooms feature oversized skylights as well as plenty of windows for cross-breezes. The septic system is rated for a 4th bedroom if there is ever a desire to expand the house and recently passed the Title V inspection. All of the floors and a lot of the wood trim on the top two levels are milled in various widths from red, white, and black oak trees harvested from the house site and kiln-dried.
