Open bankruptcy without discharge.
Recent pattern of severe delinquencies or judgments related to housing.
4. Rental / Housing History
Minimum 2 years of positive, verifiable rental or mortgage history preferred.
We may contact current and prior landlords to confirm: payment history, lease violations, noise complaints, damage, and notice given.
Application may be denied for:
Eviction judgment or unpaid landlord debt (unless paid or on a verified payment plan).
Documented serious lease violations or property damage.
5. Criminal History
We will conduct criminal background checks consistent with federal law and Portland ordinances.
We conduct an individualized assessment and consider the nature, age, and relevance of any convictions before making a decision.
