I have had discussions about traditional bedrooms, and my thought on the matter is that lake houses are not like traditional houses. What are your congregating areas like? Upper deck, lower screened in porch, open area concept in the living/dining area, big expansive dock with plenty of dock furniture, and a big cool rock firepit area. Literally people don't come to the lake to have an enclosed big bedroom with master bath and walk in closet coolness, but that is what we want in our traditional homes. Sleep is done in a blink of an eye, concentrate your efforts on what you are going to enjoy while you are awake. I have had houses both ways and the choice is spend a lot more money, and most likely don't have any meaningful upgrades in congregating areas but for the few moments you are awake before falling asleep you can have a little more privacy/luxury, or we make sleeping work, and for my efforts I get a super easy driveway, open water views within a cove (much better for cove swimming/hanging out), minimal steps to the dock (which is absolutely huge), awesome neighborhood and neighbors. See how awesome a 1.5M dollar home is when you have to go 50-75 steps back up for something you forgot, or hop back in side by side everytime you want to go back and forth, but if you have 4-5 bedrooms and only 1 side by side how does that work? I have lived it, it is frustrating. Life on the lake for normal working folks is about what compromises you can live with. If the supercool master bedroom is a must have, you can easily put a second level on the garage and the house is laid out such that it would perfectly tie in by the existing 1/2 bath and it could be one of the coolest master bedrooms out there with windows along the cove in the trees and windows looking to the open water, it would be a very dramatic effect for minimal added cost. Don't overlook this gem.
