Application Requirements: Submit a TAR application form, a copy of your driver's license, and four most recent pay stubs. The landlord's rental criteria are as follows. All applicants must have a good credit score, a clean background, and no past evictions or bankruptcies. I appreciate your interest in our lease listing. Fill out the TAR Lease Application for each person 18 and over living in the home. For proof of income, please find the last four pay stubs. Current bank statement. For identification, a colored copy of the driver's license is required. If you are self-employed, please send a copy of your bank statement from the last two months, your recent tax return, and a copy of your W-2. Renter's insurance is required. Tenant must provide a copy of the rental agreement and state liability insurance for $525,000.00 and add the landlord's name as an additional insured on the insurance for the keys. The security deposit is one month's rent. We collect a security deposit, pet deposit, prorated rent (if necessary), and first-month rent within one business day upon execution of the lease, cashier checks, and electronic payment only. The owner will not accept personal checks. Suppose you have had an eviction or filed for bankruptcy in the past. The owner will not accept your application. One small pet is allowed, and no aggressive breeds. There will be a $350 non-refundable pet deposit and a $25 pet fee per pet. The listing will remain active until the lease contract, all deposits, and rent are collected. No smoking is allowed inside the house or in the garage. The owner will not take Section 8 or any government vouchers. Once we receive your tenant's application, we will forward it to the landlord for review. If the landlord approves the application, we will notify you and send your tenant a link to go online, pay the $47 application fee, and authorize the background and credit checks. The landlord will then review the credit & background reports and let us know if they want to proceed with the lease. We will notify you and send you a copy of the lease for you and your tenant to review.
