You and We agree to the following terms:
1. Term. The term of the lease commences on August 25 2023 and ends August 25 2024
2. Rent. You will pay us rent of . Said rent shall be due on the day of each month as follows:
a) August 25 2023 thru August 25 2024 per month
b) late fee of $100 will be added to the rent if the payment is received after the 17th of the mount .
c) You will pay a charge for each rent check deemed nonnegotiable by our bank.
You will pay the rent to us at our address written at the beginning of this lease. You will pay the rent even though we do not send you a bill for the rent or a notice that it is due.
3. USE. You will only use the house for a dwelling for yourselves. You will not let more than four (4) persons live in the house at any time. You also will not sublease the house or let any other persons live the house.
4. LAWS. You will comply with all laws and regulations regarding the house. You will not permit any others to violate any laws or regulations in the house. You will pay us the amount of any fines or penalties the we have to pay because you or any others violated any laws or regulations on the house.
5. CARE OF THE HOUSE. You will keep the house and all fixtures and appliances in clean and safe condition to the same extent and existed and the lease commencement. You will remove all ashes, garbage, rubbish, and other waste in a clean and safe manner. You will not destroy or damage any part of the house or any furnishings or appliances in the house. You will use all electrical, plumbing, heating, air conditioning, other facilities , and appliances in the house. You also, will not remove any of the furnishings or appliances. You will maintain the grounds ( lawn mowing leaf blowing weed removal snow removal trash/recycle removal).
All carpeting in the house shall be professionally cleaned every six months from lease inception and forwarding a copy of the receipt to the landlord. You will leave the house in the same condition as the beginning of the original lease.
6. UTILITIES. You will pay for utilities and services in the house including but limited to: hot water, propane, electricity, cable television, telephone, lawn care and snow removal. The tenant shall pay the landlord for the propane in the tank and the of lease. You will engage in an automatic delivery contract for propane with a company of your choice and forward a copy to the landlord. The rent will not be reduced if you do not receive any of the utilities or services beyond our control
7. ENTERING HOUSE: We may enter the house at reasonable time to make necessary repairs or changes that we are required to make, or to supply the utilities or services that we have agreed to supply, if any. We may also enter the house reasonable times to show the house to possible purchasers, mortgage lenders, tenants, workmen or contactors.
We will give you reasonable notice of our intent to enter the house. You will not unreasonably deny us right to enter the house. We may also enter the house at any time without your consent in case of an emergency.
8. DAMAGE TO HOUSE. You will not have to pay rent for anytime that you use and enjoyment of this house if substantially affected because of fire or other casualty damage to the house. However, you will pay rent if you caused the damage or destruction or unless you continue to occupy any portion of the house, your rent shall be reduced your rent shall be decrease in the fair value of the house. If fire or other casualty damages any part of the house, we shall have the right to cancel this lease, If we decide to cancel the lease, we will give our notice to you. If we do not cancel this lease, we will repair the damages within a reasonable time.
9. CONDEMNATION. If any part of the building in condemned, we shall have the right to cancel the lease. If we decide to cancel the lease, we will give you notice within fifteen days after the date of condemnation. The lease will end on the date that we will give in our notice to you. You will not be entitled to any payments from the government because of such condemnation will be paid to us.
10. CHANGES. You will not make any changes in the house or change the appearance of any walls, floors, carpeting, windows, doors, appliances, fixtures, or furnishings without our permission. If you receive our permission to make any changes, any items that install in the house will immediately be out property but you may use them until the lease ends. You will not paint or make any other changes in the house.
11. REMOVAL OF PROPERTY. When this lease ends, you will leave the house and remove all you property and the property of others. You will leave the house in good clean condition, and you will repair any damage that was caused be yourself or others
RULES AND REGULATIONS. You agree to comply with the following rules and regulations:
a) You will not fasten anything to the walls, floors, doors, windows, appliances or fixtures in the house.
b) You will not drill and holes in the house or use any nails, hooks, screws on any walls, floors, windows, appliances or fixtures in the house.
c) You will not place any sign or advertisement on the outside or inside of the house.
d) You will not bring into the house anything which increases the cost of fire or liability insurance which we keep on the property.
e) You will not use any electrical appliances that are dangerous or that do not use ordinary electrical plugs.
f) You shall not install any locks on the doors leading to the house, and you will not change any existing locks.
g) You will not be allowed to keep animals in the house.
13. DEFAULT. You will be default under the lease if:
a) You do not make a payment of rent within ten(10) days after it is due the full amount of $ is due on the 25th of every month. IT WILL NOT BE ON A ROOM BY ROOM BASIS.
b) You violate or not do any of the things you agree to do under this lease;
c) You vacate the house or do not live in the house for a long time.
d) You fail to keep all plumbing fixtures and appliances in the house used by you as clean and operating in the condition of each such fixture of appliance as at lease inception .
e) You willfully or negligently destroy, deface, damage, impair or remove any part of the premise or permit any other persons to do so
f) You fail to conduct yourself and/or fail to require other persons on the premises with your consent to conduct themselves in a manner that will not disturb you neighbors peaceful enjoyment of the premises or constitute a nuisance, as defined in 74a-32 of the Connecticut General Statutes, or a serious nuisance as defined in 47a-15 of the Connecticut General Statues, as amended by Section 2 of P.A. 86-267 of the Connecticut General Statutes.
g) You allow the property to become a blight meaning the yard becomes unkempt. (un-cut grass, litter in the yard, piles of excess trash, and unremoved snow.)
If you default under this lease, we may send you a notice and if you do not cure the default within thirty 30 days cancel this lease. The lease will end on the date that we give in our notice to you. If you do not do any of the things you promise to do under this lease, you will pay us the amount that we pay to do things that you did not do. You also will pay us the total rent stated in section 2 of this lease less the amount of rent that you shall already paid. You also will pay us interest on any amount you owe us which is past due. The interest with at the rate of 18% per year. If you are in default under this lease and if we refer the matter to an attorney to evict you, you will pay as a reasonable attorney's fee. If we refer this matter to an attorney because you are in default of the lease. If you do not pay the amount you owe us when due, you will pay us all attorney fees. You will also pay us all of our other collection costs and expenses.
14. PARKING. You shall the right to park four (4) passenger cars or light trucks in the parking area on the property where the house is located. We shall have the exclusive authority to the designation of the authorized parking space(s). You may not park any other vehicles on the premises.
15. SECURITY DEPOSITE. You will deposit with us before August 2023 $ as a security deposit. If you are in default under this lease, we may use the security deposit to pay the rent or any other money you owe us under this lease. If You fulfill all of your agreements under the lease, we will return the security deposit to you within thirty(30) days after the lease ends. You may not use the security deposit to pay rent due under this lease.
16. APPLICATION OF PAYMENT
a) We reserve the right to apply any payments that you send to use to the oldest portion of the balance that you owe us regardless of any notion on any payment to the contrary. You agree that any payments that you deliver to us that are less that the full amount then due can be accepted by us merely as payment on account and that we retain all of our rights to declare a default of you do not pay the balance within the allowed time.
b) After we deliver to a notice of termination of your lease and to vacate the premises, we will accept any payments you send to us for reimbursement of expenses incurred and occupancy of the property only, and we do not give up the right to continue.
17. SALE OF PROPERTY. If we sell the property, we shall not have any further liability to you under this lease for event that happens after you receive written notice that we have sold the property.
In addition, if we sell the property, any security that you give us will be assigned to the new owner of the property, and we shall not have any further liability to return the security deposit to you.
18. PURCHASE OPTION. NONE
19. MISCELLANEOUS. If there is more than one of you who signs this lease, then each of agrees to pay the entire amount that you owe us. We can delay enforcing any of rights under this lease without losing them. If we release any of you from this lease the rest of you shall still pay the amount you owe us. We can also give any of you more time to pay the amount you owe us.
