    Cute and cozy 2 bed 1 bath house on .28 acres for sale by owner in Toccoa. 3 minutes to downtown Toccoa, 2 minutes to Toccoa falls and lake Toccoa 15 minutes to Clarkesville and Lake Hartwell. I bought this house in August of 2023 hoping to renovate it and turn it into an Airbnb. However, for the past year I have had alot of life changes, and I haven't been able to follow through on my original plans. I tried to rent it out to a personal friend and he couldn't afford the rent payments and did minor damages when moving out. The things I've done over the past year include *Brand new kitchen cabinets with soft close doors, a large kitchen island, and drop in sink *Brand new floors throughout the house *Brand new bathroom with all new floors, vanity, and shower. *Brand new cost efficient mini splits throughout the house *Brand new electrical system *Brand new pex plumbing replacing old metal pipes *Releveled foundation with multiple support beams *Brand new front porch *Brand new fridge, microwave range, and dishwasher included. *Washer and dryer older but included *Large fenced in backyard with a fig tree and large porch *Just paid for termite prevention and checkup in summer of 2024 The house has alot of potential and is move in ready. However, I want to be very clear about all the known problems with the house to all potential buyers. *The past renters mounted TVs in the bedrooms and damaged interior paneling when removing them. *When I releveled the foundation we had a minor crack in the Sheetrock in the bathroom *Several years ago before a new roof was put on, water got into a piece of interior wood paneling and had slowly decayed it, that one piece of wood paneling in the living room will need to be repaired or replaced. There is a picture attached. *The house was built in 1946, and there are no closets in either bedroom, there is one large shared closet in the bonus room attached to the bathroom. *The crawlspace was dug out about 6 feet so people can walk around and work down there, however during heavy rains, half an inch of groundwater comes up in one spot of the crawlspace. I was quoted $1000 for a sump pump to fix the issue. *The back deck needs to be repainted *The original contractors that put up paneling in the laundry room did a lousy job and the paneling is coming loose, I sent them pictures and they have offered to fix it at no costs.
