1. INFORMATION ACCESSED FOR SCREENING
As part of our rental screening process, we will access the following information:

Consumer Report:
Name and address of consumer reporting agency: TransUnion Consumer Relations
Applicants will have the right to obtain a free copy of the consumer report from the agency listed above in the event of a detail or other adverse action, and to dispute the accuracy of information appearing in the consumer report.
Owner/Agent will not accept a portable screening report. (Must accept in Burien, SeaTac, Spokane and Tacoma.)
If a consumer report is not available, records documenting any outstanding debt including payment history must be provided.
-Public Records (May include civil and criminal court records, and sex offender registry in compliance with any local law restrictions.)
2. INSTRUCTIONS TO APPLY
- EVERY ADULT OCCUPANT IS REQUIRED TO FILL OUT AN APPLICATION FORM
- APPLICANTS ARE REQUIRED TO VIEW THE UNIT IN PERSON BEFORE FILLING OUT AN APPLICATION FORM, IF IN PERSON VIEWING IS NOT POSSIBLE A VIDEO TOUR WILL BE CONSIDERED
- APPLICATION MATERIALS SHOULD BE SUBMITTED THROUGH THE AZIBO PORTAL FOR CONSIDERATION, A LINK WILL BE PROVIDED AFTER VIEWING
- LANDLORD WILL COMMUNICATE STATUS OF APPLICATION THROUGH AZIBO OR VIA EMAIL
- IF TENANCY IS APPROVED, PRIMARY COMUNICATION WILL BE DONE VIA EMAIL
3. TERMS AND POLICIES TO BE OFFERED
Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement.
- INITIAL LEASE TERM IS 1-YEAR
- MONTHLY RENT IS $2500
- SECURITY DEPOSIT IS $2500
- UTILITIES INCLUDED IN RENT: ELECTRICITY, HEAT, GAS, WATER, SEWER, GARBAGE
- OCCUPANCY LIMITED TO A MAXIMUM OF 2 ADULTS
- LEASE SIGNING IS CONSIDERED THE DATE OF COMMENCEMENT
- PETS CONSIDERED ON A CASE-BY-CASE BASIS AND MAY BE LIMITED TO CERTAIN BREEDS AND SIZES AS WELL AS OTHER FACTORS
- IF PETS ARE DETERMINED TO BE ALLOWED, AN ADDITIONAL $800 NON-REFUNDABLE PET DEPOSIT WILL BE REQUIRED
- SMOKING IS NOT ALLOWED
- 2 PARKING SPACES ARE PROVIDED, ONE ON STREET AND ONE OFF STREET
- TENANTS AGREE TO BE RESPONSIBLE FOR THE UPKEEP OF THEIR RESPECTIVE YARD AND GARDEN SPACES AND TO ONLY USE ORGANIC WEED AND PEST CONTROL METHODS. NO CHEMICAL APPLICATIONS ALLOWED UNLESS THEY ARE ORGANIC
- IF TENANTS CHOOSE TO ADD PLANTS TO THE EXISTING LANDSCAPE, PREFERENCE MUST BE GIVEN TO USING NATIVE SPECIES OR OTHERWISE DISCUSSED WITH THE LANDLORD. EXCEPTIONS MADE FOR VEGETABLE/FLOWER GARDENS OR CONTAINER PLANTS
4. REQUIRED DOCUMENTATION AND FEES TO BE INCLUDED WITH EACH APPLICATION
The following documents are required for consideration of application:
- APPLICATION FOR EACH ADULT TENANT
- A SCREENING FEE OF $39.99 IS REQUIRED FOR EACH APPLICANT TO OBTAIN A CONSUMER REPORT
- PHOTO ID AT TIME OF SHOWING
- PROOF OF PRIOR ADDRESS SUCH AS AN OLD BILL
- DOCUMENTATION OF ALL INCOME FOR EACH ADULT OCCUPANT SUCH AS MOST RECENT PAY STUB, PREVIOUS YEARS TAX RETURN, CURRENT BANK STATEMENT, RENTAL ASSISTANCE VOUCHERS, OTHER VERIFIABLE INCOME
5. MINIMUM CRITERIA FOR ACCEPTANCE
We will use the following method to process applications. Our minimum criteria for acceptance are detailed next.
5.1 Minimum Income Requirements
- A MIMIMUM INCOME OF $7500/MONTH IS REQUIRED TO BE ELIGIBLE FOR TENANCY (3:1)
- A MAXIMUM DEBT TO INCOME RATIO OF 45%
Note: If part of your income is a verified rent subsidy that will be paid directly to the landlord, the monthly subsidy amount will be deducted from the rent amount when calculating your rent to income ratio qualification.
5.2 Financial History
The applicant should be able to demonstrate good fiscal responsibility.
- A MINIMUM CREDIT SCORE OF 700 IS REQUIRED FOR TENANCY
5.3 Rental History
Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s).
- ALL APPLICANTS WILL BE REQUIRED TO PROVIDE THEIR PAST 2 YEARS OF RENTAL HISTORY WITH CONTACT INFORMATION FOR THE PREVIOUS LANDLORDS
5.4 Employment History
- ALL APPLICANTS ARE REQUIRED TO PROVIDE THEIR MOST RECENT PAYSTUB AND THEIR EMPLOYMENT HISTORY FOR THE PAST 2 YEARS. EMPLOYER CONTACT INFORMATION SHOULD BE PROVIDED TO VERIFY EMPLOYMENT
- SELF-EMPLOYED PERSONS SHOULD PROVIDE BANK STATEMENTS FOR THE LAST 3 MONTHS AND SIGNED TAX RETURNS FOR THE LAST 2 YEARS TO SHOW PREDICTABLE INCOME
5.5 Criminal History/Sex Offender Registry
We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider
