• Mobile home is all electric, no gas. Heat meter is included (Cost around $600.00) This is a separate electrical meter than the main electrical meter outside on the post. The purpose of the Heat meter is that West River Electric only charges 5,5 cents per kilowatt hour for electricity that runs through it and powers the furnace during the winter months, approximately from mid-September to mid-May. The regular rates are about 11.1 cents per kilowatt hour for electricity used from the main meter, like your lights, refrigerator, dryer, etc. So, you only pay half as much for the electricity that runs the furnace. The Coleman electric furnace was new about 7 years ago.
• Pictures show the main electrical panel outside with a GenerLink unit that was purchased and installed by West River Electric after the October blizzard of 2013. Unit cost about $850.00. Buyer will have to bring or purchase their own portable generator. In the event of a power outage, simply plug your generator into the yellow extension cord that comes with the GenerLink unit, into the bottom of the GenerLink unit and you will have power inside the mobile home. How much power you will have will depend on what size generator you buy. The purpose is to not have to run numerous extension cords inside and not to feed live power back into the power lines while the crew is working on restoring the power.
• Has a wood burning stove with built in fan that will heat the entire mobile home. (See pictures) Chimney was cleaned last year.
• Hailstorm destroyed 4 windows two years ago. Living room windows were replaced with dual pane insulated sliders (see pictures). Glass was replaced in all others and storm windows were installed on all other windows.
• Bottom (under floor) was insulated with blown in insulation. $4,500.00 value.
• Inside is a two-bedroom, one bath, kitchen/dining room and living room.
• Water line was replaced with new heat tape added two years ago.
Yearly taxes are less than $60.00 for me because I'm disabled.
Bathroom has handicapped grab bars for the toilet and shower.
Home will come with a small amount of furniture, as I can't move it all.
