Guest shall deposit with Landlord a security deposit in the amount of $1,000.00 as security for the return of the Premises at the expiration of the term of this Lease in as good condition as when Guest took possession of the Premises, normal wear and tear excepted, as well as the faithful, timely and complete performance of all other terms, conditions and covenants of the Lease. Landlord may retain the Security Deposit for nonpayment of Rent or Additional Rent, damage to the Premises, replacement of damaged or missing items on the Premises, and/or cleaning of the Premises beyond normal wear and tear, to perform any obligation Guest fails to perform under this Agreement, or in connection with Host's remedies under this Agreement.
