Tenants must provide their own refrigerator, stove, washer, and dryer. Rental Rules First month's rent and a security deposit are required before move-in No pets allowed. If a pet is discovered, a $1,500 deposit will be charged per pet (past tenants were not responsible, so this rule is necessary) Identification must be provided for all residents Smoking or vaping is not allowed inside the home (outside only) Rent is due on the 1st of the month and is late after the 5th A late fee of 10% of the total rent applies, even if you are on Section 8 (fee is based on full rent, not your portion) After the 15th, an additional $10 per day will be charged in addition to the 10% until rent is paid in full Rent must be paid via Zelle or Cash App only (no checks or money orders) Maintenance & Services If any issue arises with the home, notify us immediately. We will respond quickly and do our best to resolve it. For safety and convenience, tenants must be present when the repair person arrives. If an appointment is scheduled and no one is home, a $150 charge will apply. Tenants are responsible for maintaining a clean and sanitary home. Lawn care/trash removal: tenant is responsible. Utilities All utilities (water, electricity, etc.) must be placed in the tenant's name at least one day before the move-in date. We will provide the paperwork to make this easier.
