Month to Month Lease
Due to new laws and insurance requirements, all animals must submit an animal application.
- Animals must not be listed on the CDC's list of dangerous animals.
-Tenant agrees that the landlord has the right to request that a tenant remove a pet permanently from the premises if the pet becomes a nuisance, causes disturbances, or damages the premises or personal property belonging to the premises. Pets of guests are not allowed on the premises.
- An additional animal deposit is required. Please see below for deposits and fees
- Upon approval, applicants must obtain renter's insurance before entering into any rental agreement.
- Quiet time is from 8 pm-8 am
- For security purposes there are video cameras recording around the property on the exterior
-Landlord will need Wifi access for security cameras
-Tenant is responsible to replace batteries in the Yale Lock provided and already installed
- DO NOT flush any wipes, flushable wipes, or anything down the toilet or you will be responsible for the bill.
- Tenant shall be solely responsible for any damage, repairs, or service calls resulting from foreign objects being placed in the garbage disposal. Foreign objects include, but are not limited to: bones, utensils, plastic, metal, glass, or fibrous food waste (e.g., corn husks, celery). The landlord is not responsible for any costs associated with clogs or damage caused by tenant misuse or negligence.
-Stackable washer/dryer unit is a courtesy appliance. No repairs or replacements will be made on this unit and tenants are responsible for any related maintenance costs.
-Refrigerator is a courtesy appliance. No repairs or replacements will be made on this unit and tenants are responsible for any related maintenance costs.
-Microwave unit is a courtesy appliance. No repairs or replacements will be made on this unit and tenants are responsible for any related maintenance costs.
-Stove is a courtesy appliance. No repairs or replacements will be made on this unit and tenants are responsible for any related maintenance costs.
-No storage of personal property in the common areas
-As-Is Condition:
Tenant acknowledges that the property is being rented in its current as-is condition. Tenant accepts the condition of the property as suitable for their needs, and Landlord makes no warranties, express or implied, regarding the condition of the premises. Tenant agrees to take the property with all faults, if any, and understands that no additional repairs, upgrades, or modifications will be made by Landlord prior to or during the tenancy, except as required by law.
-The backyard for 1531, 1533, and 1535 is a shared backyard
-All utilities are covered up to $250/ month (internet, gas, water, sewer, and electric)
SIGNS: Tenant authorizes Housing Provider to place FOR SALE/LEASE signs on the Premises.
EARLY TERMINATION FEE
To cover lost rental income and turnover costs, the tenant agrees to pay:
A fee equal to one months rent OR Rent payments until the unit is re-rented, whichever is lower.
Landlord will make reasonable efforts to re-rent the unit.
If a new tenant is secured before the original lease end date, the terminating tenant is only responsible for rent until the new lease begins.
-Check in is at 4 pm and check out is 10 am.
-The tenant is responsible for replacing batteries in the YALE LOCK
RE-RENTAL
You must inform landlord at least 30 days in advance if you want to extend your lease.
FEES:
Security deposit is $2000
A $65 administrative fee must be paid in full before any rental agreement is executed per occupant.
$250 is the deep clean fee
$50/pet rent
$800 refundable pet deposit
If smoking occurs within 30 feet of the unit, you are subject to $1600 charge
