It can't be overstated how beneficial the Powder River and its riparian system are to this ranch. Combined with the farm ground, grazing land, and hay production, you won't find better feed and cover resources for wildlife like white-tail deer, mule deer, elk, and pronghorn antelope. Upland species include turkeys, pheasants, sandhill cranes, and grouse; and many species of ducks and Canada geese for waterfowl. Of course, there are also occasional coyotes, bobcats, lions, black bears, and many other species, including songbirds. The improvements on this ranch are simple, yet nice and well-kept. They are located in a convenient place on the ranch for ranch operations and they are easily accessible from Sussex Road. Broker's comment: The strong demand for land that has live water with associated water rights, abundant wildlife, viable agricultural production, beautiful views, and convenient access to a nearby town is growing. But in particular, owning land with water rights in Wyoming can hold significant importance and provide various benefits. Wyoming has a substantial agricultural sector, and water rights are crucial for irrigation.
