    8/28/25 Update, added more photos and updated description. Open to offers! We would really like to finalize a sale before winter. The value here is the land/location, not the house. We will pay for house demo if you wish to replace it with something new. Property on North Haven doesn't come up for sale often, so here is a unique opportunity to own a place on an island in Maine! Originally built in 1940, and has been family owned. It is a 1.5 story, 3 bedroom 1.5 bath house sitting on .31 acres. It has town water and sewer, and currently runs oil heaters and a propane stove. Located just outside of the heart of town, this property is about a 5 minute walk from the Ferry Terminal/Town Dock and Main St with all the shops and restaurants. Also directly next to the Recreation Center and Town Hall. Very convenient location! Unfortunately the house has not been upkept in quite some time, and is in need of a complete overhaul, or replacement. Siding, roof, windows, interior are all outdated. The foundation is built on concrete blocks and pillars, and is in need of repair in at least one corner where there is cracking. We have had a few people look at it for potential renovations or replacement, and have been told that the house structure is solid and there is the possibility to renovate. We have also done research into replacing the building, and there is also the possibility to replace it with something larger. There was a roof leak around the chimney which has since been patched, but that is why the kitchen and downstairs bedroom walls were partially removed to see if there was any damage to the structure of the house. The framing around the kitchen window shows some damage. Again, if this house was to be renovated, it needs to be completely redone down to the framing. The best course of action may be to demolish the house and replace it with something new, either stick build or modular. We got a quote for a 3 bedroom 2 bath ranch delivered to the island for approximately $250k, just to give you an idea of what that may look like. If you decide not to renovate and want the house demolished to prep for a new house, we can include that cost as part of the sale. Selling AS-IS due to the work needed. Open to offers.
