The Tenant shall use p r o p e r and e f f e c t I v e f l o o r p r o t e c t o r s under all furniture, equipment and personal items and shall keep all these items from doing damage to floors, walls, ceilings, appliances, mirrors, fixtures, railings, windows and window treatments (curtain rods, curtains, lining, etc.). Do not tie curtains and/or linings into a knot. Tenant is responsible for all damages caused by negligence to keep furniture and personal items from direct contact with floors, walls, doors, windows, ceilings, appliances, fixtures, etc. The damages that can be prevented by reasonable amount of care and responsibility on behalf of the Tenant is not normal wear & tear. The Tenant must promptly report all maintenance problems to the Landlord. The Tenant will be responsible for the cost of the necessary additional repairs and/or other charges should the Tenant fail to promptly report any maintenance problems to the Landlord. The Tenant shall use proper, effective and safe procedures i n a t i m e l y m a n n e r or s c h e d u l e to prevent and eradicate infestation of insects, rodents and other pests in the dwelling. Tenant will need to find a "suitable" renter (to pay rent in a timely manner) if he/she needs to break the lease. New/added roommate will have to be added to lease & has to sign lease.
