Adjacent to Eagle Rock and Highland Park and a short drive from Silver Lake, Glendale, Pasadena, and DTLA. The open-plan living and dining area surrounds a well-equipped chef's kitchen, ideal for cooking and relaxing with family and friends. Each of the three bedrooms offers generous closet space, black-out shades, and high-quality bedding. There are two full bathrooms, one featuring a walk-in shower under the skylight, and the other with a spacious bathtub. You can find two separate workspaces, each equipped with ergonomic seating and other amenities catering to work-from-home needs. Enjoy the view of our native plant garden through the expansive windows in the main living area, while skylights throughout the home flood the space with soft natural light, creating a warm and inviting atmosphere. The property has two dwellings, the main house in the front, and the smaller guesthouse in the back. Both sets of guests enjoy separate indoor and outdoor spaces and share access to the road. The main house in the front has exclusive access to park in the driveway, but there is also plenty of street parking along the tree-lined street in front of the property. Lease Duration: The minimum lease length is 6 months. Early termination within the minimum lease period will result in tenant liability for unpaid rent during the remainder of the lease term unless a new tenant is secured. After the initial term, the lease will convert to a month-to-month tenancy unless terminated with 30 days' written notice by either party. Rent Payment: Rent Amount: $8100 per month. Due Date: Rent is payable on or before the first day of each month. Payment Methods: Rent must be paid via bank transfer. Late Fees: Late fees of $50 per day will apply if rent is not paid within 5 days of the due date, in accordance with California law. Late fees may not exceed a reasonable estimate of costs incurred by the landlord. Security Deposit: Tenants shall pay a security deposit of $16,200, which shall not exceed two months' rent (or three months if the property is furnished). The security deposit will be returned within 21 days after the lease ends, less any lawful deductions, along with an itemized statement of deductions. Utilities: The landlord will pay for electricity, gas, internet, water, and trash fees unless the electricity fees exceed $500 over a 2-month period. If this occurs, the tenant must pay the excess amount within 10 days of written notification. Smoking Policy: Absolutely no smoking of any kind, including vaping, incense, or candles, is permitted inside the home. Tenants will be responsible for costs incurred to remove odors, stains, or damages caused by a breach of this policy. Pets: No more than 2 pets are allowed. Tenants must disclose pet details before signing the lease. Tenants are responsible for any damage caused by pets, including additional cleaning or repairs required. Professional Cleaning: The landlord will schedule a professional cleaner to attend the property once per month. The date and time will be scheduled to be convenient to the tenants subject to the availability of the cleaners. Tenants must ensure the property is accessible for cleaning. Gardener and Plant Maintenance: The landlord will schedule a gardener to attend the property every 2 weeks. Tenants are kindly asked to water indoor plants at least every 2 weeks. Failure to maintain plants may result in replacement costs. Alterations and Modifications: Tenants may not make alterations or modifications to the home (e.g., painting, installing fixtures) without the landlord's prior written consent. Temporary, non-damaging changes (e.g., removable hooks) are permitted. Noise and Nuisance: Tenants must not create noise or disturbances that interfere with neighbors' enjoyment of their property, especially during quiet hours: 10 PM to 7 AM. Guests and Subletting: Long-term guests (staying over 14 consecutive days) require prior written approval from the landlord. Subletting or assigning the property is prohibited without prior written consent. Property Condition and Repairs: Tenants must promptly report any damage or necessary repairs. The landlord is responsible for ensuring the property meets the habitability standards under California law. Tenants are responsible for repairs resulting from negligence or misuse. Move-Out Requirements: Tenants must return the property in the same condition as received, less normal wear and tear. Termination and Early Termination: Either party may terminate the lease with 30 days' written notice if the lease has been active for less than 1 year. If over 1 year, the landlord must provide 60 days' written notice. Tenants who terminate early without justification must pay rent for the remainder of the lease term unless the landlord secures a replacement tenant. Insurance: Tenants are strongly encouraged to obtain renter's insurance to cover personal belongings and liability. Default and Breach of Agreement: Breach of any lease terms may result in legal action, including termination of tenancy. The landlord must comply with California's Unlawful Detainer Process for evictions. Local Law Compliance: This agreement is governed by California Civil Code Section 1940-1954 and any applicable local rent control ordinances.
