I often refer to our tenants as guests or residents and would never rent an apartment I wouldn't personally occupy! IMPRESSIONS-When walking in the apartment front door, you will be impressed with a large living area and two substantial closets, a medium to large bedroom with large closet and storage overhead, walk thru kitchen, bathroom with tub/shower combination, and the only rear exit apartment in the building in addition to the main foyer entrance. (REQUEST A VIDEO OF THE APARTMENT IN ITS UNFURNISHED CONDITION) CONVENIENCE-The rear exit provides access to the alley for trash disposal and a two car enclosed garage which is an additional $75/month/car charge if opted for by the applicant. This property is located in the Zone 1 Parking District. A laundry is located within 2 blocks. GARAGE OPTION-The garage dimensions are-190" L x 105" W (times two spaces) x 97" H. The alley is 196" W for turning/backing in to the garage if the tenant opts for the garage option. RESPONSIVENESS-One tenant this year stated "I have never had a landlord that responded to an inquiry/service call as quick as you. This is because I am the owner and manager with a 40 year background in real estate. You can reach me day and night because I care! CORE VALUES-We have a zero pest and no smoking policy and unconditional commitment to the safety, security, and quite enjoyment of the premises by our valued residents. PICTURES/VIDEO/SHOWING-The listing pictures are an accurate representation of the apartment being offered for lease. To save you time, please request the video of the apartment before making a showing request. The narrated video will answer most of the questions a showing will reveal and allow you to narrow what is most important to you. As a result, you win, the current tenants win from less traffic in the building, and finally if allows me to focus on preparing the apartment for you. FIXED TERM-Preference will be given to the prospective tenant who can commit to a two year lease since that minimizes the maintenance and overhead associated with re-renting an apartment every 12 months. It also reduces the disruption to the other tenants in the building. However, a high quality tenant ready to move in will also get my attention. MONTH TO MONTH-At the end of the fixed term, the lease runs month to month after the expiration of the chosen fixed term, with sixty (60) days advance written notice to terminate during the month to month extension. RUGS & CURTAINS-To further lesson wear and tear, we request the tenant put down a large area rug in the living room and in the bedroom. Curtains are provided by the tenant based on personal preference. GROSS LEASE-This deluxe apartment INCLUDES ALL UTILITIES (water, heat, air conditioning, gas (stove), and electric. All you have to do is pay the monthly rent, and internet service directly with a provider if you want that service. The rent is also fixed for two years if the fixed term of the lease is 2 years. INCOME REQUIREMENT-Owner requires the applicant to have gross income of at least $45,000 in order to ensure rent consistency while not overloading the tenant with a financial obligation they cannot likely sustain. PRE-QUALIFYING-Credit scores above 700 are the standard. Those between 650-700 will be considered. Clean rental history is also a requirement. Applicant pays a $35 application/background check fee. We maintain high standards for our residents and this is reflected in the condition, maintenance, and quite enjoyment of our valued residents. PRE-SHOWING-In addition, please list at least 3 of the most important features you are looking for in your next rental. This will save us a lot of time determining if there is a good fit/match.
