Rental Criteria: We do require a 12-month Residential Rental Agreement. A comprehensive reusable tenant screening report will not be acceptable for purposes of evaluating the tenant's history. Criteria for acceptance as Tenant(s): 1. Rental History: Your current and/or prior landlords will be contacted to check your payment history, for any balance owing, care of property and contract violations. We want to see good rental history meaning no evictions, very few late payments and good all-round reference from your current/prior landlord(s). 2. Income: It is required that prospective tenants earn at least 3 times the amount of monthly rent. This can be combined income between 2 adults and is income before any deductions. We will require your most current paystub with your application. 3. Public Records: We will evaluate court records. We require no recent criminal history, no previous evictions, minimum amount of traffic violations, and will evaluate any judgements against you. 4. Credit History: We will look at your balance, payments and overall history of paying debt. A history of non-payments or high payments will result in denial of application.
