    Beautiful two bedroom apartment with hardwood floors in a great location close to City Park! This apartment at 1520 Grape Street has great windows, a ceiling fan in the dining room, hardwood floors throughout, and FREE parking in the back of the building! The kitchen has a gas stove and a dining area which can fit a large dining table. The bedrooms both have large closets and windows. The bathroom has a tub, perfect for baths! The building has a secure entrance unlocked with a key in the front, and the back door is keyless entry with a 4-digit door code. There is on site laundry that is app-based (no quarters needed) and has bike storage with rails to secure them. A separate utility charge of $115 covering water, trash, gas, wastewater discharge, Wi-Fi and heat. The application fee is $45 per person with the deposit being $600 pending approval. The deposit is subject to change pending results of the background check. We are PET FRIENDLY! Pet rent is $35/month and refundable pet deposit is $300. To qualify with us here at RIO you must make twice the amount of rent per month, have good established credit (min 2 open lines of credit in good standings), no collections, no Rental Debt, no Evictions, and have a clean background check. We do not approve applicants by credit score. All applications are put into a specific algorithm that take all qualifications into account. We do not require in person showings, but they are highly encouraged! The Square footage our units is approximate. An in-person tours are recommended to get exact square footage. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR. If Applicant provides Rio Real Estate with a PTSR: a)the PTSR must be available to Rio Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant's name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
