SCREENING CRITERIA
1) Applications are processed online through Cozy.co in the order they are received and must be fully-completed and fee paid before it will be considered received. See #3 for exception to this rule.
2) We process one application at a time and hold the others in queue. Application fees are not returned if your application is denied or if applicant chooses to live elsewhere, since this fee is paid to a credit check company. Please address any concerns you have PRIOR to submitting your application if you believe you may be denied.
3) When multiple applications have been received, an earlier "desired move-in date" can cause an application to be given priority.
4) Applicant must meet the following criteria:
-An income source equal to 2 times rent
-Good rental reference
-Good credit
-No evictions in the last three (3) years
-No felonies more recent than seven (7) years old or misdemeanors more recent than three (3) years old
5) Applicants must be willing to return within 2 business days of approval to sign paperwork and pay the security deposit.
6) We will make every attempt to process applications quickly. Delays can occur when an applicant's employer or current landlord does not respond to inquiries quickly. Credit checks and criminal history checks cannot be processed on Sundays.
