Background Checks: The Tenant agrees to undergo a background check before moving in. This check may include credit history, criminal record, and employment verification.
Eviction Policy: The Landlord reserves the right to terminate the lease and evict the Tenant for violation of lease terms, including but not limited to non-payment of rent, illegal activities, and disruptive behavior.
Rent Increase Policy: Rent may be increased with a 30-day written notice to the Tenant after the initial lease term ends. Rent increase as per state law, market rates. Tenants may have the opportunity to negotiate rent increases, particularly if they have a good payment history and a positive relationship with the landlord.

Maintenance and Repairs:

Termination of Lease:
Either party may terminate this lease with a 30-day written notice. If the Tenant vacates the premises without notice, the security deposit will be forfeited.
