Your banker can provide equally good estimates of taxes, insurance, and payments. A title company will do a lot of work anyway to work the minor details with your bank, insurance company, termite inspection, etc. (Call a title company and just find out.)  I have copies of a legal real estate contract, provided by a title company. The termite contract has been kept good and current. You will have an opportunity for a professional home inspector to inspect the place.
