3)Under no circumstances can the deposit or any portion thereof be applied as payment for rent.
4) Tenants are responsible for damage done by children, guests, and pets. No pets are allowed without prior

5)Tenants are responsible for pest control (bugs, ants, etc.)
6) All yards, and outside areas will be maintained, cut, edged, and trimmed by LANDLORD (both sides) and
kept clear of debris, toys, or miscellaneous items BY TENANTS.
7) Upon vacating, unit is to be cleaned. Failure to do so will result in a deduction from your security deposit.
8) No Antennas or dishes may be attached to the roof or any part of the building. )
9)Air conditioner filters are to be taken out and cleaned/ replaced at least every thirty days.
10) At least thirty (30) days notice to landlord, in writing, is required prior to vacating. Failure to give this
notice will result in forfeiture of your deposit. Vacating before one (1) year from the effective date of this
letter agreement will also result in forfeiture of your security deposit and two (2) months rent shall be
paid to satisfy this lease, so no legal action shall occur to said tenant.
11) This lease will be renewed on a Annual basis.
- Notice and Evictions: Eviction proceedings will automatically begin after only one (1) notice by the
landlord that rent has not been received. Late charges must be included. Once an eviction has been
initiated, the decision if final and the tenant will move from the premises.
- Credit Reporting Agencies and Judgements: If tenant fails to fulfill terms of the lease or abandons the
building owing landlord money. Landlord may file a monetary judgment in court and or notify credit reporting agencies as to the indebtedness.
- Liabilities and Indemnification: Tenant shall be responsible for obtaining casualty insurance to cover
Tenant's personal property located on the property. Tenant agrees to indemnify and save Landlord
harmless from and against any and all claims, expenses. Fees, Fines and damages or penalties for in
connection with any accident, injury, death. Or damage whatsoever caused to any person or property
arising directly or indirectly, out of the business conducted in the premises or occurring in, on or about
the premises.
- Additional Residents or Assignments: NO OTHER PERMANENT OCCUPANTS WILL BE ALLOWED
WITHOUT THE PRIOR WRITTEN CONESNT OF THE LANDLORD. LEASE SHALL NOT BE ASSIGNED OR
SUBLEASED.
