Tenants will also have shared access to, and use of, the rear patio, and shed. Tenant(s) are required to give the Landlords a minimum of 30 (thirty) days' written notice before the end of the Rental Agreement term if the Tenant(s) plan to vacate the Property. The notice must be given on the first of the month. The notice shall include Tenant(s')'s forwarding address. If Tenant(s) fail to give this notice, Tenant(s) waive their right to the Security Deposit and will remain liable for payment of rent after they vacate the property until 30 (thirty) days after the vacancy is discovered and/or Tenant(s) notify the Landlords of vacancy in writing. In order to avoid shut-off to the building, Landlord(s) will pay directly for water and sewer services and related charges provided to the Property, including any and all deposits required, and invoice tenants accordingly. Payment from Tenant to Landlords is due on the 1st of the month in the month following Tenant receipt of bill. For example, payment for the June water bill is due in August. Tenants of Unit A will reimburse the Landlords 66.7 percent of the total building invoice. (The remainder - 33.3 percent - is paid by the Tenant of Unit B.) Tenants will establish an account with the electric provider (PEPCO) and pay 100 percent of the electricity bill for Unit A only to the electricity provider directly. Such utility charges shall be additional to rent chargeable as a condition of occupancy. Tenant(s) shall pay directly for all telephone, internet, cable and video services including any additional wiring and installation that may be necessary. Tenant(s) shall obtain written approval from the Landlords prior to installation of a satellite dish or new wiring for telephone, DSL, cable, or fiber optic.
