This 3 bedroom, 1 bath property includes a mudroom off of the garage and backyard, a one and a half car garage with lots of storage space, an extra shed in the back for additional storage, fenced in backyard, 2 patio areas, full size washer and dryer hookups, new windows with screens, screen doors on all exterior doors and kitchen appliances included. Security Deposit starts at the same as the first months rent but the amount is dependent on meeting the rental requirements. Lease Term: 1 year or Month-to-Month with additional fee. Application Criteria 1. Minimum Age- All applicants must be at least 18 years of age. Any minors who will occupy this apartment on a regular basis must be listed on the application and must be under the direct care and supervision of the adult applicant(s). All occupants 18 years of age or older are required to complete an application and screening. 2. Credit/Background- All credit and background status will be checked through the appropriate bureau. If no credit record can be obtained, we may phone the credit references listed by the applicant on the application form. No drug activity or felonies. No bankruptcies in the last 60 months. CONSISTENT GOOD CREDIT IS REQUIRED. 3. Residential/Rental History- At minimum, at least 12 months of residential/rental history be provided with complete addresses and phone numbers by which the information provided may be provided. Prior residential history may be requested or obtained to determine an applicant's qualifications for rental. No formal evictions in the last 60 months. Have not been sued for non-payment of rent or damages to rental property. 4. Employment Current employment used to meet the income criteria will be verified, including salary amount and start date. Applicant must have been continuously employed a minimum of twelve (12) months directly prior to application date. Each applicant must provide a four (4) current pay stubs. Self-employed individuals must provide copies of tax returns, which will be used to verify both income level and consistency of that income over the past three (3) months. No more than $250 per month income from sources other than gainful employment may be used to meet the income criteria. MONTHLY GROSS INCOME FOR THE PRIMARY APPLICANT SHALL BE A MINIMUM OF THREE (3) TIMES THE MONTHLY RENT OF THE APARTMENT APPLIED FOR. IN ADDITION TO THE PRIMARY APPLICANT REQUIREMENT, FOR EACH ADDITIONAL APPLICANT, THE MONTHLY GROSS INCOME REQUIREMENT SHALL INCREASE BY 1.5 TIMES THE MONTHLY RENT FOR THE APARTMENT 5. Vehicle Condition- All resident-use vehicles must be listed on the application and must adhere to the property's vehicle policy. 6. Co-Signers- A co-signer may be accepted for applicants who are full-time students under the age of 25 and do not meet the income criteria. Additional requirements for the co-signer apply. 7. Complete & Accurate Information- Failure to provide complete and factual information will be cause for rejection of the application.
