    Welcome to the Perry District on the South Hill. This beautiful studio daylight basement apartment is within walking distance to Lincoln Park and the Perry District loaded with restaurants, shops, and the farmer's market. There is a private separate entrance and access to the shared backyard. Inside you will find a Moroccan style space with terracota tile floors, claw foot bathtub, and a tiled shower. The kitchenette has a mini fridge, microwave, stone sink, crock pot, and a coffee maker. This used to be an Airbnb so the space has been maintained very well. To keep the space comfortable there is a stand up AC unit and three space heaters. The owner's live upstairs with their four kids and grandma; they are available for any maintenance needs. That being said, there is some noise that filters down from kids playing and practicing piano. There are often neighborhood kids and friends jumping on the trampoline and climbing in the backyard or roasting marshmallows and hotdogs in the backyard fire pit. If you are not a fan of children this might not be the best fit for you, but if you don't mind littles running around outside and are looking for a wonderful community to be a part of come take a look! Because the space is part of the owner's primary residence the owners will cover all utilities. This includes: water, trash, sewer, gas, electric, and fiber internet. Refundable per deposit will be $500 due along with the security deposit. Pet rent will be $25/month. We will require a background check as well as a credit check. We will also call pervious landlords and employment to verify. This is a non smoking (of any kind) home. A separate rental application must be processed on all prospective residents 18 years of age or older and all emancipated minors with written evidence of legal emancipation. A valid,government-issued photo identification is required at the time of application to confirm identity. All prospective residents will be screened for approval based on the criteria below. INCOME Income Applicant(s) must have a legal, verifiable source of income. The gross sum of legal, verifiable income must be equal to a minimum of 2.5 times the monthly rent. All applicants will be asked to produce written proof of legal, verifiable income including, but not limited to: Four (4) consecutive and most recent pay stubs; spousal and/or child support payments; GI, disability, or welfare benefits; Social Security payments; job offer, on employer letterhead, stating employment start date and salary; investment or retirement income; current bank statements verifying savings, checking or other liquid account holdings equal to 2 times the monthly rent equal to the requested lease term; tax returns or W2 forms; or any other form of legal, verifiable income. RENTAL HISTORY Applicants must provide rental and/or payment history for the past 24 months from a landlord, apartment community or mortgage company. Acceptable rental/payment history includes no more than one (1) late payments or returned checks per year of residency as well as compliance with all community policies. Reference information from family members or friends will not be considered.
