    Freshly painted house on the inside. New carpet was placed in ALL ROOMS. House is Central Air Conditioning! Recently placed chain-linked fence around the property just to provide more security. Added new ceiling fans to ALL ROOMS so it won't get too hot. The neighborhood is very quiet and is 5 minutes away from the freeway entrance. Right next to Park View Prep School. HUGE backyard and the garage is 2 car garage. I want to explain the rent payment when signing. Rent is $2100. Security deposit is $2100. I will be asking for the FIRST MONTH rent, LAST MONTH rent, and SECURITY DEPOSIT when signing. This comes out to $6300 total. I understand having $6300 is hard to have up front when signing, we can try to negotiate something. Renter will pay ALL utilities under renter's name. The lease contract is a month-to-month term. I do increase rent EVERY year, however I always let the resident know a few months before so they can decide what to do. Rent is due from the 1st to 3rd of the month. Late payment on rent is a 10% penalty. Pets are ok, but DO NOT keep dogs inside the house. I poured new concrete in front of the house, so residents can park multiple cars inside the gate. If something goes wrong in the house, for example there is a leak in the bathroom, contact me & I will try my best to send a handyman out ASAP. I try to be understanding from the renter side and honestly, want no problems between renter & landlord. If you're going through something please let me know, and we can further discuss.
