The number 5 Rapid bus line stops within 0.1 miles of our house and goes almost directly downtown. The number 6 bus stops 0.5 miles from our house and goes to Woodland Mall, EGR and downtown (Ride the Rapid).
1506 Lenox is 1.6 miles from "The Underground," a purpose-built mountain bike trail maintained by local volunteers and is a fan favorite. It is great for trail running and hiking too. It often gets ridden-in and snow-shoed in the winter so it is great for fat biking in the snow. Indian Trails Golf course is only 2.5 miles away and has groomed trails for fat biking, XC skiing and snowshoeing, as well as equipment available for rental. Ken-O-Sha park has paved and single track trails for MTB, hiking & trail running and is only 3.3 miles away.
We are only a ~23 minute bike ride from downtown and the Van Andel arena which hosts semi-professional hockey (Griffins), volleyball (Rise), basketball (Gold) and many world-famous musicians and other performers. Downtown Grand Rapids has countless opportunities for fun, learning, socializing and relaxation (check out "Experience Grand Rapids" as one source for events).
This apartment is in the walk-out basement of the house. The owner lives upstairs, works in Kalamazoo ~3 days per week and spends about half the weekends out of town. The owner also travels out of town several weeks per year. You have direct access to a nice quiet back yard with a native wildflower garden and space to grow your own plants. You can access your apartment from the back yard (locking door), from the garage, or from the front door. You would get a garage remote and the garage has a keypad. When the owner is not there, you would be able to park in the garage temporarily. There is a 240 V outlet there for faster EV charging. You can get great fresh air flowing through the apartment in the warmer months & all windows have removable screens. The back door also has a screen door.
The unit has a newer fridge and the gas stove/oven is only ~3 years old (see pics). Tenant(s) pay a flat $150 per month for all utilities, including high speed internet, cable TV, professional plowing of driveway, lawn mowing & other yard work, trash, recycling, water, gas and electric. The house has forced air heat and central air conditioning. If the tenant(s) wants to mow the lawn for a deduction in utility costs/rent, that opportunity can be discussed with the homeowner.
Additional storage can be made available in the garage and/or utility room.
The neighborhood is very safe and we have 3 outdoor, motion-activated security cameras that can be accessed and reviewed through a mobile app for easier tracking of package deliveries and added security.
The smaller bedroom does not have carpet, but the owner could put some in if that is preferred. The previous tenants used this room as an art room, office and/or gym and were happy with the bare floor. Recent tenants lived in this space for 7 years, which I hope is additional evidence that it is a nice place to live.
The apartment is open to dogs for an additional one-time pet fee of $300. The possible breeds are restricted based on home-owners insurance policy. The home owner requires meeting your dog and all of us going for a walk together to ensure the dog is well-trained and well-behaved. The owner has a well-behaved, quiet husky that lives upstairs with him and usually goes to the dog sitter when he is at work.
Tenants are required to have their own renter's insurance to cover their possessions.
References and background checks are required before signing the lease.
