It's a great neighborhood, in the middle of everything, but absolutely silent, and very friendly. Finally, if you like "quirky," it doesn't get any quirkier than this house and this area. Kitchen is open to sitting area for nice open feel. Definitely the lightest and brightest rowhome on the hill. (Did I mention 14 large windows? This is not the typical, deep D.C. rowhome with just two dingy windows, flooded with weak fluorescent lighting). 2 outdoor spaces. Small fenced patio in back yard, good sized deck in front. Front outdoor space is part of a large, communal courtyard that is completely secure. Safe, outdoor living on the hill.
Location: 1 block to Potomac Ave metro and 2 bike shares. Less than a mile to barracks row, eastern market, and H St corridor. 1.5 miles to yards park, US Capitol. 2 great bars on the block. 2 block walk to both Harris Teeter and Safeway. Immediate access to Pennsylvania Ave, 295, 695, 395. 1 block to Anacostia river trail. Couple blocks to Congressional cemetery, Lincoln park. Very nice, quiet, quirky, and uniquely DC neighborhood.
Utilities: tenant pays electric (recently updated HVAC system--cold AC, strong heat, and low bills). Owner pays water and trash. Tenant pays cable and internet if desired. DC Access provides cable from a row home 25 meters away and I haven't had a problem in 2 plus years. $55 per month for very solid service. No other utilities required.
Parking: one large, designated parking space. One zone 6 (best parking zone in DC) visitors parking pass allows for parking of 2 cars at no cost. Tenants have the ability to purchase a zone 6 residents parking permit for 85 dollars per year, allowing for the parking of 3 cars at once. On top of that, there's plenty of free street parking here anyway, if you want to avoid the $85.
Appliances: Dishwasher, microwave, double oven, big fridge/freezer, top of the line washer dryer, central heat and AC.
Pets: Dogs and other pets will be approved on case by case basis.
Additional: home built in 1979, after led based paint banned. Safe.
Overall this is a rare find in terms of space and layout in a rowhome in DC. Also a fantastic neighborhood and location. The secured outdoor space and incredible natural light really set this place apart.
