General: Light, bright, and open. This unit consists of the top two floors in a 3-floor building. There is a separate unit on the ground floor. There are two common areas (front and back yard) available for lounging, relaxing/growing plants. The front yard is in a secure, gated courtyard shared by 7 different homes in a great community with wonderful neighbors.
The space: The top floor is two very large bedrooms with en suite baths (2 Beds, 2 baths top floor). One bigger than the other but both are significantly larger than most Capitol Hill rowhome bedrooms. Good sized closets in both bedrooms. The lower level (middle floor of house) is a large, open concept living space with a bright, open kitchen and a main family room that serves as living/dining combo. Good storage space, tons of cabinets, washer dryer in unit with additional storage. Wood burning fireplace. Two enclosed, private outdoor spaces, front and back (back is shared with the downstairs neighbor, the front is part of a big, gated compound of 7 different yards of the neighbors. Very nice community feel.) Every detail of the unit is designed to maximize space. Recent renovation.
Windows: Much wider than a typical Capitol Hill rowhome, with much more windows and natural light throughout. It feels like you are outside while you are inside on a sunny day, unlike other dark, dingy rowhomes.
Parking: The unit does come with a dedicated, off-street parking space. It is large enough to easily accommodate a full-sized truck. Additionally, street permits and visitor passes are easy to come by.
Overall, this unit is quirky, cool, Capitol Hill. It's an alley house, so very quiet with a great neighborhood feel, but still in the middle of it all with an excellent homey vibe. Really a wonderful spot. You can't get a better mix of a lovely, neighborhood vibe right in the city. If that's what you're looking for, this unit is for you!
Location: Ideal Hill East location along Pennsylvania Avenue but separated from the hustle and bustle by a row of homes. Gated pedestrian access to Pennsylvania Avenue from a secure courtyard. 1 block to Potomac Ave metro (direct access to Orange, Silver, and Blue lines). Easy access to 695/295/395. Walking distance to Eastern Market, Barracks Row, H Street, US Capitol, and a long walk to Yards Park. Multiple grocery stores within a quarter/half mile. Plenty of immediate neighborhood restaurants and some really good bars. One block to entrance of a beautiful bike trail (Anacostia River trail) that ties through all of DC/MD/Va. Beautiful, vibrant neighborhood and strong community. Really a fantastic neighborhood. If you want to be close to it all, but have tons of trees, green space, neighborhood bars and restaurants, great access to nature, and a true neighborhood feel, this is it. (See map in pictures for location highlights Harris Teeter closest to house is no longer there, but "the Roost" is even closer, not depicted on map).

Tenant responsible for electrical and cable/internet (if desired) only. Owner pays for sewer, water, trash, and ring security system fees. Very responsive owner. Quick to fix all issues. Can provide previous tenants' contact info for recommendations if desired (have only had one couple, and they stayed for 5 years only leaving due to overseas assignment).

- Parking: The unit does come with a dedicated parking space. You can park any car there without DC registration or any kind of pass. You can also get either 2 or 3 passes for street parking, which means you can leave your car on the street indefinitely. They are for zone 6, which is probably the best zone in DC. Zone 6 covers the Capitol, the national mall (the green space with the Smithsonian, not the shopping mall), Yards Park, the Wharf (new SW waterfront), L'Enfant plaza, etc. See picture for zone 6 coverage. Additionally, living in this unit you can print your own visitor's passes anytime, also for all of Zone 6.
- The washer/dryer is not shared with the other unit. Each unit has its own washer/dryer. Each unit has completely separate entrances front and back and separate central heat and AC, thermostat, mailboxes, etc. The only common areas shared are the front and back yards. Otherwise the two units are completely separate and I've done a lot of work to soundproof between units as well. This unit comes with a dishwasher as well.
