There is no grace period. If rent is not received by the 5th of the month, a $50 penalty will be due. 2. A security deposit will be held by the landlord. Any damage to the property will be deducted from that. The balance will be returned to the tenant within 60 days of the tenant's last day on the property. 3. Only tenants listed on the Rental Agreement are allowed to live on the premises. 4. Tenant(s) may not sublease to any persons on the premises. 5. The rental period is one year unless otherwise agreed. Tenant must notify landlord or property manager 30 days in advance of vacating. 6. Tenant(s) is/are responsible for payment of utilities and must contact MGE to register payment in their name. 7. Smoking is not allowed anywhere on the premises or in the garage. 8. Smoke detectors and a fire extinguisher are located on the property. No fires or use of flammable materials of any kind are allowed in or around the building. 9. A charcoal or LP grill may be used at a safe distance from the house. 10. No pets are allowed in the house unless approved by landlord or property manager. 11. No changes to the physical property may be made without the consent of the landlord or property manager. This includes any attachments to the inside or outside of the building. 12. The garbage disposal is intended for removal of small food particles. No excess food or other material (coffee grounds, egg shells, fruit/vegetable peels, metal/plastic pieces) is allowed. 13. All garbage and recyclable materials should be placed in the proper receptacles for weekly pickup by the city. Excess accumulation of garage or trash is not allowed on the property. 14. Water softener salt level should be monitored and salt added to prevent hard water stains on glass shower doors. Salt should be visible above the water line. 15. No disturbances of neighbors is allowed and an accommodation of reasonable complaints is expected. 16. No entry into tenant(s) living space will be made without a 24-hour notice by landlord or property manager. 17. No vehicles are allowed on the property unless allowed by the landlord. 18. The garage must never be left open, unlocked or unattended to allow theft or vandalism to the contents of the house or garage. 19. The rental unit is considered unfurnished and only refrigerator, oven, dishwasher, garbage disposal, ceiling fans, lighting fixtures, shades, blinds, work bench and basement shelving are provided. These items must remain after tenant vacates. 20. Any furniture or personal articles left on the premises after tenant vacates will be considered unwanted by the tenant. 21.
