We are a small Mom and Pop residential rental housing provider, located in Sonoma County. We believe in "service with a smile". We like that we are small, family owned and not corporate, where often times renters caught up in the corporate system begin to feel like numbers and all too often neglected. All management in our small operation is performed by the owners. We provide a personal touch and emphasis on creating positive, collaborative and conscientious relationships with the good folks who choose to rent with us. We are highly accessible by phone, text and email. We are responsive to keeping up with maintenance on our buildings. We love to work with you! We are renters too. Please have a look at this newly RENOVATED, approximately 1325 square-foot home, located on a cul-de-sac along a year-round city-maintained creek, with walking trail at the end of the cul-de-sac. In May of 2024, we completed major renovation on this home. It boasts fresh paint throughout, all new vinyl windows, new recessed lighting, new vent-ducted microwave, new dishwasher, newer GAS stove, newer refrigerator, new Kohler brand sink and faucet, new toilets, new carpet, new high-end "Core Tech" brand vinyl wide-plank wood flooring, new door hardware, whole house lighting, celiling fans and bathroom faucets. All appliances are of stainless finish. New bathroom tile flooring and refinished bathtubs. The garage door is three years old and quiet opening with remotes. This home is a duplex located within a predominantly single-family home neighborhood. It is NOT an apartment, and is NOT located within an apartment complex. It is a home firmly situated within a single-family home neighborhood -within a large dead-end cul-de-sac. The home has two stories with three bedrooms and two full baths upstairs and a half bath downstairs, living room, kitchen, two car garage with a side alley gravel walkway off to the side door of the garage. This home has a large front yard. Separate inside of the front yard is an approximately 200 square foot enclosed six foot tall fenced-in patio area off to the kitchen sliding glass doors suitiable for a small dog or cat to play and lay in the sun. Landscape maintenance of the front yard is included 3-4 times per year for clearance of weeds and trimming of all shrubbery. However, during the remainder of the year, it is the tenant's responsibility to pull weeds and maintain the interior low maintenance patio area. There is no grass to maintain. This is a low maintenance landscape property with drought resistant plantings. Low water use. The kitchen and dining room windows look out across the street to a view of the the seaonsal creek. The master bathroom has double sinks with a window and a separate door to the tub/shower toilet area. The second upstairs bathroom has a tub/shower toilet with a window. AIR CONDITIONING: while there is no full house air-conditioning with this home, we do supply/loan with the rental agreement, three portable ducting air conditioning units for the home. Verifiable employment history (If using employment as a source of income). Verifiable bank statements and other sources of evidence of debt to income will be required. Minimum credit score of 715 Credit report required for each adult applicant. Security deposit $3250 Positive and verifiable rental history with prior landlords and your supplied references. Non-service and non-emotional support dog or cat may be considered, but not guaranteed. For dogs, consideration is dependent upon the breed, behavioral history, as well as, of barking (noise). Excluded, but no exhaustive are these dog breeds: Staffordshire Terrier, Rottweiler, Pitbull, Doberman Pincher, Akita, Alaskan Malamute, Chow Chow, Pressa Canarios, Siberian Husky, and any Wolf or hybrid Wolf breeds. No cultivation of marijuana indoors or outdoors without the landlord's permission. If, or where the law allows for indoor or outdoor cultivation, legal steps will be taken to address as such in the rental agreement. No boats, RVs, jet skis, open or closed trailers, storage sheds, or storage of motorcycles or non-operational vehicles. No use of the garage or driveway for workshop or car repairs. No musical instruments or amplifiers. Exceptions would be silent musical instrument digital interface that plugs into headphones.
