The manufactured home is located in Beaver Run Subdivision on a 1.82 acre wooded lot. 3 bedroom 2 baths. Drilled well, septic tank, electric and central A/C. Owner financing: Pay monthly installment, once contract is paid in full you will own the land and home. Land for Deed Contract: NO SMOKING ALLOWED Required inspections of the exterior and interior of said property are performed on a quarterly basis with the exception of any violation found, follow ups will be at random continuance and in emergency occurrences. Locks cannot be changed due to regularly required inspections for duration of said contract. If buyer(s) vacate the premises under any circumstances; buyer(s) are legally bound by law to pay said contract in full; buyer(s) are liable for any repairs on/in (exterior/interior) of home and property due to damages caused by buyer(s) and all occupants and guests of said property. Buyer(s) shall keep all areas in and around the property in clean, habitable condition, and in excellent repair, including any clutter and debris that causes moisture, mold, insects and vermin. Any legal firearm(s) pistols, rifles, or shotguns suitable for sporting or personal safety purposes is required to be stored and locked safely inside property; all outside property such as porches, decks, and yard areas are to be kept clean and free of any and all debris including junk cars and machinery. Grills needs to be in back of property and free from structure and properly stored with a proper cover. Dirt bikes, Forerunners or any ATV's are prohibited inside the Beaver Run Development. All yard equipment is required to be stored in an up-to-code utility shed. Any refusal or non-compliance of all requirements and stipulations of said contract will result in violation and immediate breach and termination of contract and immediate removal from property. Property is a single family residence ONLY. Buyer(s) and their minor child/children are the only person(s) that should be residing at said property. Buyer(s) are required to report and list ALL person(s) that will be living at said property on application and contract. Buyer shall not sublet property in whole or in part failure to comply with any of the above requirements will result in immediate breach of said contract. No person(s) outside of person(s) listed on application should be living in the home while still in the owner financing phase, will need to get prior authorization from US Properties/ MH Investments, LLC.
