Minimum Applicant Criteria: 1) Current photo identification and valid social security number. 2) Stable, verifiable employment. 2 most recent pay stubs required. 3) Verifiable gross monthly income (of all applicants) exceeds three times the monthly rent. 4) Rent payment will not over burden the applicant based on his/her debt to income ratio. 5) Credit score of at least 600. 6) Background check will be conducted on applicants over 18. Applicant's background must exhibit a pattern of responsibility. 7) No previous evictions. 8) Positive references. 1st months rent and security deposit are due in full at the signing of a lease. If starting a lease in the middle of a month, the partial month prorated payment plus the next month and security deposit are due.
