The surrounding yard is large and colorful in the warmer months I am a passionate and dedicated landlord that values my tenants and cares about the maintenance and appearance of the property. You can expect that I will do most work myself and take pride in doing things correctly the first time. This will also increase the security deposit by $25 per pet so that the deposit matches the monthly rent amount. Smoking is allowed, but only outside of the house. Minimum Criteria to Apply: 1) Current photo identification and valid social security number. 2) Stable, verifiable employment. 2 most recent pay stubs required. 3) Verifiable gross monthly income (of all applicants) exceeds three times the monthly rent. 4) Rent payment will not over burden the applicant based on his/her debt to income ratio. 5) Credit score of at least 600. 6) Background check will be conducted on applicants over 18. Applicant's background must exhibit a pattern of responsibility. 7) No previous evictions. 8) Positive references. When signing a lease, 1st months rent and the security deposit are due in full.
