Tenants are responsible for all utilities. This includes paying for monthly gas(steam heat boiler, dryer, hot water heater, and range), electricity usage, sewer and water. Due to all the upgrades on the property, weather sealing, and insulation, the cost of utilities has been very manageable over the years. This house shares property with another rental House B. The house is about 150 feet away and maintains a private environment. There is a specific division of the yard but a mutual agreement between both parties could turn the whole area into a shared space if desired. There is also another tenant that rents the garage at the front of the property. The location is just a 5 minute walk from Chelos Waterfront Bar and Grille a beautiful marina and many other restaurants/amenities. Two miles down the road is Main St in East Greenwich. The house is located on a dead end street in a quiet mostly single-family neighborhood. The surrounding yard is large and colorful in the warmer months I am a passionate and dedicated landlord that values my tenants and cares about the maintenance and appearance of the property. You can expect that I will do most work myself and take pride in doing things correctly the first time. If you are interested in this property feel free to call or text(text preferred because of work) to set up a showing. If your application passes the minimum criteria for this property you will be responsible for a 29 non-refundable fee(per adult) to run credit and criminal checks. If you are selected to sign a lease this amount will be taken off of your first months rent. Tenant pays all utilities. These include gas(steam boiler, hot water heater, dryer and range), electric, water and sewer. Pets are generally accepted, but reviewed on a case by case basis. If accepted, a Pet Agreement will become part of the lease and I require an insurance policy be maintained for liability purposes(Renters Insurance is usually sufficient). A Pet fee of $25 per month will be added to the monthly rent for each pet(up to 2 pets). This will also increase the security deposit by $25 per pet so that the deposit matches the monthly rent amount. Smoking is allowed, but only outside of the house. Minimum Criteria to Apply: 1) Current photo identification and valid social security number. 2) Stable, verifiable employment. 2 most recent pay stubs required. 3) Verifiable gross monthly income (of all applicants) exceeds three times the monthly rent. 4) Rent payment will not over burden the applicant based on his/her debt to income ratio. 5) Credit score of at least 600. 6) Background check will be conducted on applicants over 18. Applicant's background must exhibit a pattern of responsibility. 7) No previous evictions. 8) Positive references. When signing a lease, 1st months rent and the security deposit are due in full.
