This single family home at 15 Front Street is being sold as is. It's a 1086 SF house on a 85'x47' lot. I have emptied the place out and torn out the old floor coverings. I did do the work to get a building permit for the repairs I planned (and have since decided I don't have the time to do the work), but don't know if that transfers. If it helps, I planned on doing some of the work myself and found more than I have time to do; I'm a contractor and have a day job. See list of repairs needed below. Below is what I can tell you about the place, happy to share my thoughts on numbers with any serious inquirer, too. Expected rent: $600-$800 monthly, depending on level of finish. Assessment: $42,700 Closing costs: Buyer pays. Taxes: I paid the Town and County “relevy” tax for 2018 and prior - $2300. It's hard to know what's still outstanding though. I'm an honest guy and I'll share what I know but once we close, if more bills trickle in, they are yours. Deed: I bought this with a quitclaim deed and am selling the same. I did a bunch of title reading myself and was satisfied. (I read back to the 1950's and can give you PDFs of a lot of that.) You can buy title insurance if you like. Lot: Fairly nice. Apple tree, lilac bush, hydrangea. Was sold to me as 85'x47'. Odd shape, see tax map. Has a giant rock in the side yard but not a negative, IMO. One good, paved off street parking spot. Sewer and Water: Public House: 2 bedrooms upstairs. Full basement, ~5'6” Height under kitchen, crawl under living room and back rooms. 1 bathroom upstairs. ~10x10 bonus room behind kitchen. Laundry room. Pantry/cellar way. Porch on front. Deck on back. Original listing, as I purchased it. One family, 1.7 story, bungalow style, built 1910+/-, 1086+/- sq. ft., 2BR/1BA, porch. Tax Map #: 490.75-3-3 Lot Size: 85' x 47' School District: Tupper Lake CSD Full Market Value: $42700 Repairs needed: 1. Living room sill is rotted. Stone foundation seems ok to me everywhere though. 2. North corner (living room crawl) needs surface drainage on outside. I would dig down ~18”, perf pipe and gravel it. 3. Roof needs replacing. No leaks that I know of but I would do it within a couple years. 4. Windows are old/leaky. 5. Deck needs re-supporting. Decking and joists look good though. 6. Bathroom has tub only, no shower. 7. Stairs are out of level, need jacking in basement. Fairly easy. 8. Wall surfaces seem paintable as is. Needs interior paint throughout. Exterior can wait. 9. Smell is 3/10. Faint smoke/cat. Not horrible and easy to fix. 10. Needs a bunch of little repairs throughout – trim board here and there. 11. Needs floor flooring. 12. Needs appliances. 13. Heating system needs work or replacement. (Old oil boiler with fin baseboard.) 14. Cabinets in pretty good shape, a few small fixes needed. 15. Electrical panel is fuse box, system should be tested and repaired as needed. 16. Plumbing system untested but exposed b/c of basement and drop ceiling in kitchen. (Easy to fix or replace with pex.) 17. Stair railing needs repair. Again, I am selling this AS IS, not as described. I have tried to be as honest as I can in all of this but I make no absolute guarantees – come see for yourself. My motivation level is medium. I want to sell but I'm not desperate. (i.e. Save the Jedi mind tricks but let's talk.) Once we've talked, I'm happy to take you through it. Let's respect each others time, of course.
