    What's special

    This is still something of an exploratory listing that I will update soon with interior photos and such, but I'm now highly motivated to sell (April 2024). Let's talk. Originally built back in the 1960's of stone and adobe with ceiling vigas (whole-tree beams), the exterior walls average over two feet thick and maintain temperatures nicely. This house has lots of potential for charm and comfort. Admittedly in a neighborhood with significant northern NM visual blight, its location in the Anton Chico land grant is surrounded by open vistas and many beauties, small farms and good folk, and it backs immediately onto land grant range land - you can walk out the back and keep walking for two days before you get to private land. The Pecos River is behind the property across the road and can be accessed over the mesa, which is also land grant, not private. With the photos is a rough plan (still need to enter exact numbers, but it's close). The second floor areas are over both ends of the original structure except the living room (so, over the lower bedroom, bathroom, hall, and on the other end over the kitchen). I almost completed a full renovation back in 2014, opening up to a cathedral ceiling with skylights and loft areas on both ends, new metal roof and windows, all new wiring and electrical panel and plumbing elements, new insulation and drywall in framed interior sections, new full bathroom, and the portal is re-roofed and enclosed with new windows and doors (posted photo was before portal was enclosed and roof and windows replaced). But there are trims and finishes still needed throughout, including flooring, and some systems items needing completion; kitchen elements need to be installed but are there. I planted half a dozen fruit trees back in 2014, five of them survived without care. Overall: good bones, and you can finish it to your taste. It has a 250 gallon propane tank that is 100% full, is on community well water (tap fee paid so just needs to be turned on, low monthly cost thereafter), and on House Co-op electrical. Fast internet is available. My immediate neighbor there watches and does some care-taking, is also the general contractor that did the roof and major re-model for me, and is available to do work. The property is not currently ready to show and will still need some significant pieces of work when it is, so it is priced attractively. I'm open to conversations about a path forward and suggestions of win-win innovations. It would be ideal for someone with building and DIY skills who is willing to put in sweat equity and a bit of money - $10,000 would, I think, complete the work. In its current, incomplete state, it would not pass a condition report that conventional lenders require. In any case, selling direct on a simple contract and without contingencies for inspections and such would be my preference and would earn a discount from asking price.
