We have a nice 320 Acre Ranch located only 3 miles from Wheatland, WY. The Ranch includes 240 Acres of irrigation rights under the Wheatland Irrigation District and 3 Pivot Irrigation systems with all underground water delivery to the pivots. The onsite irrigation well can be used for supplemental water also. All pivot irrigated acres are established with grass for grazing and/or haying. Rotational grazing is enhanced with flop down fencing and well dispersed watering traps for the cattle. Prior to the addition of the 3rd pivot, we ran 354 replacement heifers and 12 bulls from early May until early Nov with no additional feed other than salt and mineral. We accomplished 98% conception on the heifers. Wildlife is plentiful as the backside of the Ranch includes rough canyons and a live spring. If you become the new owner(s), we think you will agree that it beats purchasing a dry land Ranch that requires much more expense and risk. Real estate taxes are very reasonable and the irrigation assessment is only $11/Acre. Plus, Wyoming has no state income tax!. We have been very Blessed to have a nice Ranch with good improvements, location, scenery, and wildlife! We have chose to slow down to pursue personal interests and to relocate closer to family.
